Villa Semiramis is conceptualized as a cascade building with total area of 516 m2, located on the land plot of 2,228 m2 next to the Krašići village on the Luštica peninsula.

 

The complex includes parking place on the upper level next to the gates, cascaded descending way down towards the villa, the four-storey building itself with atrium and internal swimming pool, three open terraces with astonishing view of the Boko-Kotor bay, the second swimming pool next to one of the terraces, and the pathway all the way down to the sea.

 

Landscape design of the territory includes wide range of fruit trees and decorative plants with automatic irrigation system. Among others on the territory there are oleanders, bougainvilleas, cypresses, olive trees, figs, pomegranates, oranges and tangerines.

On the first floor there is a main entrance, a lobby, a bathroom, spacious living room with kitchen and dining area, and a terrace 70 m2 which has a main swimming pool of 29 m2, 1.6 m deep. The villa is built using the most modern construction technologies and designer solutions. Microclimate inside the building is regulated throughout a year using sea water pump, which substantially reduces costs of cooling of the villa during summer and heating it during winter. Solar panels are also integrated into the power supply system.

 

Due to special location of the villa on the coast of the closed bay there are no storms usual for this latitude during winter season. This help keeping the sea coast intact. From the windows and terraces have stunning sea views. In the Tivat bay for many years now it’s possible to observe a dolphin family, which has chosen this place for habitation. On the opposite side of the bay one can see Tivat with Porto Montenegro marina, on the left hand side from it lies Herceg Novi, it’s also possible to see the channel to the Kotor bay between the mountain peaks. Various ships are constantly sailing along the bay - small private yachts, motor boats and large cruise liners.

 

The villa is hidden away from tourists, roads and noise, but at the same time it is conveniently located close to all necessary infrastructure. On a private yacht it’s possible to get to the “yachtsmen village” Porto Montenegro in 5 min, alternatively one could get there by car in 20 min time. Tivat airport is within 15 min drive.

 

Having its own berth for yacht wintering allows to get an advantage of pursuing many interesting sailing routes to Greece, Italy, and Croatia. Weather conditions in Montenegro (250+ sunny days and typical Mediterranean winds) are very favorable for sailing. There is also a good foundation for golf lovers – within several minutes’ drive from the villa (appr. two kilometers away) there is Golf Driving Range field own by Luštica Bay complex. It has an area of 100 hectares with 18 holes. It is open all working days from 9 to 21 o’clock for all visitors.
