Ancient waterfront house in the village of Prčanj, Montenegro

Ancient waterfront house in the village of Prčanj in the Bay of Kotor. The house is over 400 years’ old, it has originally belonged to the Montenegrin sailor family Botrić. During recent renovation of the house it has kept its authentic view: entrance doors made of solid wood resemble the old wooden doors; new dual pane aluminum windows are covered by wooden shutters based on the restored original fasteners.

The house stands on the land plot of 759 m2, it has a base of 50 m2 and four levels including attic floor. It has been completely renovated with the whole internal area divided into two duplexes 78 m2 each (without area of backyard terraces). Each duplex has a living room with kitchen and dining area on the ground floor and bedrooms on the upper levels: one duplex has two smaller bedrooms and a big one, the other one has two larger bedrooms. In both duplexes there is a bathroom on every level.

The house has several entrances and internal staircase. It is possible to easily restructure the house into one big villa or several smaller apartments, it would not require a lot of additional investments.

Prčanj is an ancient Montenegrin seaside village, first mentioned in the Kotor archives in XIII century. It has a lot of historical monuments with cultural heritage including the Blessed Virgin Mary Church designed by Venetian architect Bernardino Maccaruzzi, the biggest in the Kotor Bay. Captain families from Prčanj were the first ones in XVII to open postal correspondence between Venice and Constantinople.

Nowadays Prčanj is one of the most beautiful villages of the Kotor Bay with calm relaxing atmosphere and healing microclimate.
